It’s better to be a weed company landlord than an actual weed company

IIP IIPR $72.99 (-0.60%), a major landlord in the US cannabis industry, seems to be weathering the storm a little better than its tenants.

IIP on Wednesday revealed that its annual revenue slipped for the first time ever in 2024, dipping to $308.5 million from $309.5 million in 2023. Investors were unimpressed but also not particularly disappointed with the company’s results, which were largely in line with Wall Street’s expectations. The stock was up less than 1% by midday Thursday.

The regression was a reversal for IIP, whose sales have skyrocketed since it was founded in 2016, when fewer states had some form of legal cannabis.

US cannabis operators struggle with limited access to banking, an unfriendly tax code, and high levels of debt without the benefit of bankruptcy protections. The US cannabis market has as much as $6 billion in debt maturities coming up in the next year, Beau Whitney, chief economist at Whitney Economics, told Bloomberg.

IIP — the largest cannabis company by market capitalization — isn’t considered a plant-touching company, and therefore it doesn’t face the same legal hurdles as its tenants. Its stock also tends to outperform theirs. (US cannabis-touching companies can’t list on major exchanges, but make up the basket of some ETFs like AdvisorShares Pure US Cannabis ETFMSOS $3.31 (1.23%).

🚌 The Glidden-Ralston (G-R) Community School District (CSD) is seeking approval from residents on a Physical Plant and Equipment Levy (PPEL) to provide much needed renovations and upgrades to the school building. Tuesday, March 4, will be a special election where voters can approve implementing a PPEL levy on property taxes to members in the district. Superintendent Tom Ridder says this is the first time that G-R CSD is seeking a voter-approved PPEL and says the vote needs to pass with a 50 percent plus one in favor of the levy. Ridder says the money will be used throughout the years to update vehicles, like busses needing to be replaced, improve ventilation in the shop, and much more, including renovations to move rooms around and update restroom facilities. Ridder wants to ensure G-R District residents that they would not be asking for approval of this PPEL levy if it wasn’t something needing to be completed. Again, G-R CSD is asking for district members to vote during the special election on Tuesday, March 5, for the new PPEL levy. Voters will cast votes at same location used during a normal election. Anyone with additional questions are asked to call Ridder at 712-659-3411.

The betterment grant provided more than $2.2 billion to various cities and organizations promoting economic development, agriculture, tourism, and jobs throughout the state. With the changing technology, the volunteer department needed to update radio devices to effectively talk to all parties assisting them on calls. The new handheld radios allow for better communication with the latest systems used by other departments, dispatch, and the state. The Guthrie Center Fire Fighters Association members thank Prairie Meadows for choosing their organization to help keep the firefighters and the community safe.

Norwalk courts a data center dubbed "Project West"

Illustration: Lindsey Bailey/Axios

Norwalk City Council will consider Thursday creating a special zoning district for a data center dubbed "Project West."

Why it matters: It would position the city for a "large scale" investment by taking 300 acres of its Southwest Development Corridor, according to a council document.

Catch up fast: City officials were approached by an unnamed national technology developer last year and signed a nondisclosure agreement as the city assisted with the project's potential development.

  • After months of negotiations and preparation for the voluntary annexation of thousands of acres, officials are now finalizing zoning.

Driving the news: The new Technology & Industry Overlay District would simplify and streamline the approval processes necessary for high-tech projects that can take more than a decade to complete fully, city manager Luke Nelson told the council during a Feb. 6 meeting.

  • To qualify, projects must cover a minimum of 40 acres and 100,000 square feet of building space. They don't necessarily have to be data centers.
